TERMS OF EMPLOYMENT: 12 month (260 days) with benefits and salary in accordance the SEIU Local 888 collective bargaining agreement

Shift: MON – FRI 10:00AM – 6:30PM
Hourly range: $30.8604 -$36.4393
Base starting salary: Class 27 Step 1- $64,189.63
Seasonal snow stipend: $600 per the SEIU contract
Annual Clothing Allowance: $400 allowance per the SEIU Contract
Benefits include:
Vacation - 2 weeks accrued annually after the first year of employment
Sick- 15 sick days annually.

Minimum Qualifications:
- Must have a High School Diploma or equivalent.
- Must have a valid driver’s license.
- Maintain a safe driving record
- Five (5) years of years increasingly responsible experience in a variety of the building maintenance trades.
- Employment is contingent upon successful completion of a criminal record check (CORI), Sexual Offender Registry (SORI), SAFIS finger printing and a pre-placement medical exam with drug screening.
- Expertise in emergency and routine repairs, preventive maintenance, constructing, installing, maintaining and repairing roofs, floors, walls, ceilings, doors and windows glazing, screens, cabinets, counters furniture, applying interior and exterior coatings to buildings and equipment.
- Demonstrated ability to perform a wide variety of skilled maintenance tasks using hand or power tools and related equipment to maintain buildings and equipment as detailed in the performance responsibilities listed below.
- Possess basic computer skills, including ability to perform simple word processing and send/receive email and ability to access internet programs, or willingness and ability to be trained on such items.
- Ability to effectively communicate verbally and in writing.
- Ability to perform basic math, understand written procedures, write routine documents, and speak clearly; and understand multi-step written and oral instructions.
Job Goal:
To maintain a safe, comfortable and functional environment in all Municipal buildings in a cost effective, customer oriented manner that helps the Department of Public Facilities fulfill its mission of service to its residents and protects the capital investment made by the Town of Lexington. Maintenance functions include routine and emergency repairs, and scheduled preventive services for all building systems, weekend building checks and on call services.
Performance Responsibilities:
General Performance Responsibilities:
- Perform all emergency repairs to Municipal buildings and equipment.
- Perform preventative maintenance inspections and routine repairs
- Keep Supervisor informed of the progress of the work and any significant developments as they occur.
- Keep all work areas free and clear of debris.
- Perform building security checks including boiler and refrigeration equipment.
- Perform miscellaneous related duties as required by the Director of Public Facilities
- Ability to use computer for job related functions
Primary Performance Responsibilities:
- Perform skilled maintenance, repair and construction work in the basic trades such as carpentry, plumbing, painting, metal fabrication, asphalt paving and concrete work.
- Assist state licensed technicians with the installation, maintenance and repair of building systems including restroom facility fixtures, sinks and drinking fountains; pack faucets as needed.
- Assist plumbers in locating breaks and in performing repairs; install new piping; repair or replace pipes, valves, fittings, ball cocks and other fixtures; cut and thread pipes.
- Draw sketches or plans for assigned projects; assist with the development of specifications; update "as-built" drawings as assigned.
- Prepare and set forms for pouring cement; prepare site and install rebar steel; estimate materials and amount of concrete needed; pour and finish cement.
- Construct, frame, install, maintain and repair roofs, partitions, ceilings, walls, doors, windows and related structures; locate roof leaks, remove old roofing and install new roofs and roofing material.
- Prepare, mix and apply plaster to repair damaged walls.
- Operate a variety of hand and power tools and equipment utilized in assigned maintenance activities, operate heavy equipment as required which does not require licensure and certification.
- Move District equipment and furniture to new locations as needed.
- Obtain materials and supplies needed to complete assignment.
- Assure compliance with building, fire, health and safety codes and standards.
- Maintain records of work performed including labor and materials used; receive work orders and determine priorities; estimate materials needed; request and/or order materials needed.Work from plans, oral instructions, sketches and blueprints.
- Shovel, plow and/or treat Municipal Properties; Perform snow removal operations and run associated equipment.
- Safe operation of a department vehicles to work sites; check oil, fuel, water levels and tires. Any deficiencies should be immediately reported to Department of Public Facilities Management.

Miscellaneous Supervised Performance Responsibilities
Locksmith
- Install, repair, modify, overhaul, clean and maintain locks and hardware including but not limited to; Doors, automatic electric doors, windows, lockers, desks, office furniture, etc.
- Cut duplicate key copies as authorized by the Facilities Superintendent
- Maintain the master key system under the supervision of the Facilities Superintendent
- Adhere to security policies and procedures
- Maintains a preventative maintenance program for keys, locks and door hardware
- Respond to and troubleshoot lock and hardware issues
Heavy Equipment Operator
- Must be 18 years of age or older, hold a valid driver's license and has completed the necessary requisites for licensure to operate Hoisting Machinery (in accordance to CMR 520 6.0)
- Responsible for receiving Continuing Education credits as required by the Commonwealth of Massachusetts to maintain license and certifications
- Abide by safe operating practices
- Conduct regular safety inspections of equipment, and must report any deficiencies to Supervisor immediately

- Adhere to Massachusetts General Laws and Regulations
- Follow operating instructions provided by equipment manufacturers
Construction Supervisors License (Unrestricted)
- Must hold a valid Unrestricted Construction Supervisor’s License in the Commonwealth of Massachusetts.
- Responsible for receiving continuing education credits as required by 780 CMR R5.4
- Will apply for Building Permits when required
- Will be responsible for construction oversight when permit is obtained under individual’s license

Physical and Environmental Demands:
The physical and environmental demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
Work is performed both inside and outside and the employee may be subject to loud noise, exposure to extremes in temperature, inclement weather, dust, odors, cleaning chemicals and related fumes, etc. Employee is subject to one or more hazards such as those associated with working power equipment, climbing ladders and working from scaffolding and aerial lifts. Regular and sustained periods of strenuous physical exertion. Operation of equipment that causes loud noise level and high vibrations.
May require the exercise of caution when operating equipment and handling chemicals or other toxic materials, and the utilization of proper sanitary precautions when handling trash, garbage, blood spills and other potential hazards.
Work is mutually mental and physical. While performing the functions of this job, the employee is required to bend at the waist, push, pull, move, lift and carry a minimum of 50 pounds, twist/turn, climb ladders, shovel snow, seek to assure proper and complete cleaning, and use dexterity of hands and fingers to operate power equipment.
