TERMS OF EMPLOYMENT:   12 month (260 days) with benefits and salary in accordance the SEIU Local 888 collective bargaining agreement           

 

Start Date: Immediately

 

Hourly range: $31.5726 - $38.3766

 

Starting salary: Class 30 Step 1- $65,671

 

Seasonal snow stipend: $300 per the SEIU contract

 

Annual Clothing Allowance: $150 allowance per the SEIU Contract

Job Goal:

Maintenance functions include routine and emergency repairs and scheduled preventive services for all building systems, weekend building checks, and on call services

 

Performance Responsibilities:

 

General Performance Responsibilities:

Primary Performance Responsibilities:

 

1. Provide installation of new HVAC/R equipment to new areas when required to do so.
2. Replace or repair switches, valves and their actuators, belts, and motors, etc.
3. Maintain on a regular schedule all motors and other mechanical equipment requiring preventive maintenance services.
4. Respond to Emergency situations when called upon by a Department Supervisor.
5. Ensures compliance with all applicable building, fire, health, safety, electrical, and any other applicable codes and standards.
6. Troubleshoot HVAC/R systems and perform corrective maintenance in a timely fashion.
7. Identifies and corrects health and safety issues in a time efficient manner.
8. Assists the Director of Facilities or the Project Manager with the review of construction documents for both
new and renovation projects.
9. Assists in the development of the building preventive maintenance plan.
10. Assist with the ongoing updating and implementation of planned preventive maintenance.
11. Performs corrective action and preventive maintenance regarding building systems.
12. Obtain materials and supplies needed to complete assignment.
13. Maintain records of work performed including labor and materials used; receive work orders and determine priorities; estimate materials needed; request materials needed according to established guidelines.
14. Work from plans, oral instructions, sketches and blueprints.
15. Shovel, plow and/or treat Municipal Properties; Perform snow removal operations and run associated equipment as instructed by Supervisor
16. Pulls appropriate permits when necessary
17. Safe operation of Town vehicles to work sites; check oil, fuel, water levels and tires. Any deficiencies should be immediately reported to Department of Public Facilities Management.
18. Perform related duties as assigned.

Miscellaneous Performance Responsibilities


Carpentry (Helper):
1. Remodel and repair classrooms and office space, including the removal of old walls and any other
preparation necessary
2. Install counters, cabinets, benches, Partitions, doors, bulletin boards, etc.
3. Repair doors and related hardware
4. Replace floor and ceiling tiles as needed
5. Patch leaking roofs
6. Repair broken windows


Plumbing (Unlicensed Work):
1. Repair and install sinks, toilets, drinking fountains, showers, sill cocks, kitchen equipment, etc.
2. Unclog and maintain drains in toilet areas, kitchens, boiler rooms, shower rooms and art and science areas.


Electrical (Electrical Helper):
1. Wire new areas.
2. Replace or repair switches, ballasts, lamps, and motors, etc.
3. Maintain on a regular schedule all motors and other mechanical equipment requiring scheduling of services.


Essential Functions of the Job:
Must possess the ability to:
1. Perform a wide variety of skilled journey-level HVAC/R work in the maintenance and repair of Town facilities and equipment.
2. Read and interpret shop drawings, sketches, plans and specifications
3. Prioritize, schedule, assign and review work.
4. Interpret, explain and apply codes, rules and regulations involved in assigned maintenance activities.
5. Effectively and safely operate a variety of tools and equipment used in the electrical trade.
6. Understand and follow oral and written directions.

8. Estimate labor and material cost for specific projects.
9. Make arithmetic calculations quickly and accurately.

Physical and Environmental Demands:
The physical and environmental demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.


Work is performed both inside and outside and the employee may be subject to loud noise, exposure to extremes in temperature, inclement weather, dust, odors, cleaning chemicals and related fumes, etc. Employee is subject to one or more hazards such as those associated with working power equipment, climbing ladders and working from scaffolding and aerial lifts. Regular and sustained periods of strenuous physical exertion. Operation of
equipment that causes loud noise level and high vibrations.


May require the exercise of caution when operating equipment and handling chemicals or other toxic materials, and the utilization of proper sanitary precautions when handling trash, garbage, blood spills and other potential hazards.


Work is mutually mental and physical. While performing the functions of this job, the employee is required to bend at the waist, push, pull, move, lift and carry a minimum of 50 pounds, twist/turn, climb ladders, shovel snow, seek to assure proper and complete cleaning, and use dexterity of hands and fingers to operate power
equipment.
